As these homes are "near" new, the GST has already been paid, reducing your purchase price and payments further.

The 15% is an interest- and payment-free second mortgage for up to the 25-year life of the mortgage, or until you sell. On sale, 15% of the home's current value is repaid to HousingHub (minimum 5 years).
